Brief / Standfirst

Real estate at the top of the market is not a square-footage problem. The buyer can read a floor plan, the agent already has the comps, the drone shot of the cliff is on the listing whether we shoot it or not. What is missing in most listing video is a sense of what it feels like to live in the house at four in the afternoon, when the light comes through the front rooms and the place looks the way the brochure said it would. That is the gap we shoot for.

Two shapes, one eye.

Most engagements take one of two shapes. Listing films, where the property is the subject, the agent is offscreen, and the cut sells the house in a few minutes including the social cutdowns. Agent brand reels, where the agent is the subject, the houses they have closed are the supporting cast, and the piece runs whatever length their next campaign needs. A few of the agents we work with run both, a brand piece every six months and a listing film for every ticket above a certain number.

Listings come on a clock.

Listings come on a clock, which is why a handful of agents end up on a retainer instead of a single film. The house has to go up Friday, the open house is Saturday, the offers should be in by Tuesday. Holding the production day and the post window in advance saves the agent from finding a new vendor every time a contract gets signed. Most start with a single film, see the lift it gives the listing, and settle into a retainer around the third or fourth piece.

The kit is built around interior light and exterior scale. Sony Cinema Line bodies for the rooms, fast glass for the windows everyone walks the buyer toward, gimbal for the walkthrough, drone for the cliff, the canyon, the view that justifies the asking. Color runs on a calibrated suite, finished to look the way the house actually does, not whatever filter is trending on the app this quarter. The grade is the part most listing video gets wrong, and the part the brokerage will notice on the second piece.

  1. What kinds of real estate listings are you a fit for?

    Mostly the top of the SoCal market. La Jolla, the coastal pockets of greater Los Angeles, the canyons, the new builds with a brand behind them. The trade-off is that we are not the volume vendor for a brokerage shooting fifty listings a month. We are the team for the listings that have to look like the brochure for the lifestyle, not the listing for a number.

  2. Do you do agent brand films?

    Yes, and most of the retainer agent relationships start there. A brand film sets the voice for the agent's marketing, then listing films pick that voice up across the year. Same eye, same grade, same look on social as on the brokerage site.

  3. How long does a listing film take to ship?

    Production day plus seven to ten days to first cut. On retainer, a tight close can compress that to three to five business days when the listing date demands it. Social cutdowns ship inside the same window.

  4. Do you cover off-market or pocket listings?

    Often. Off-market work tends to be the agent brand piece more than a public listing, but the pre-market film for a quietly listed property is a familiar engagement, especially in the La Jolla market.

  5. Can you handle drone for the cliff and canyon shots?

    Yes. The pilot of record is FAA Part 107 certified, and we file LAANC where the airspace requires it. Drone is folded into every listing where it earns its place, and pulled when the property does not call for it.
